    According to an association, the lake homes prices are increasing. Many buyers are coming to this marketplace to buy houses thinking that property prices have fallen but the prices are still high. Even though the real estate transactions have reduced compared to last year, the selling price continues to rise at a faster rate. Residential real estate saw a gain in average selling prices from $271,000 to $283,000.The commercial real estate has also seen an increase in average selling price from $545,000 to $628,000. Prices of commercial property have increased in this area because of transportation and infrastructure developments.

    The prices in the states of Florida, California and Arizona have increased at a fast pace, but in the Lake of the Ozarks there has been a distinctive increase. The property tax in this area is less compared to other areas. The list-to-sell ratio in lake is 95 percent compared to other markets where the list-to-sell ratio lies between 60 and 70 percent.

    The environmentalists have decided to set aside 570,000 acres of state trust land for conservation. About half a million acres of state trust land can be used for parks and wildlife management areas. In the half million acres about 50,135 acres is used for Santa Rita Experimental Range, 2,073 acres in the west desert preserve, 30,172 acres in sahuarits mountains and the remaining area for wildlife corridor and to make a Patagonia lake state park.

    The state trust lands have leased about 85% of land for grazing. The public schools in Arizona are run from the sale of state trust lands. The Arizona education association supports the cause that the money that it receives from the sale of state trust lands can be used for public schools welfare but deputy director of government affairs is against this cause because he thinks that the state trust land is not a public land that can be used for the public school welfare. But the state director of the nature conservancy told that the schools will get money from the conservation lands and many people supported him.

    Nearly 150,000 to 190,000 homes were purchased by international buyers from May 2007 to May 2008 according to NAR (national association of realtors). The foreign nationals purchased properties from Florida, California, Texas, Arizona, New York, Washington and Nevada. International buyers were able to buy U.S. homes because of the weakening U.S. dollar and falling home prices.

    NAR estimates that nearly 40 percent of international buyers paid cash to buy the homes, whereas last year it accounted to only 28 percent. An increase of 12 percent compared to last year. The largest number of foreign buyers was from Canada, followed by United Kingdom, Mexico, china, India and Germany. Canadian buyers purchased about 23.5 percent of homes and 14 percent was purchased by China. Domestic buyers were less when compared to foreign buyers.

    The top three states in foreclosure rates are Nevada, California and Arizona in June 2008. Nearly 8,713 Nevada properties received a foreclosure filing in June 2008, being the highest. The California received the second highest foreclosure rating. In Arizona nearly 12,950 properties received a foreclosure filing in June being the third highest. The other states that received the highest foreclosure rates are Florida, Michigan, Ohio, Colorado, Georgia, Indiana and Utah.

    The states with highest foreclosure totals are California, Florida and Ohio. California properties had nearly 68,666 foreclosure filing total in June 2008 nearly 5% low from May 2008. Florida property had nearly 40,351 foreclosure filing total being an increase of 8% from the previous month. The last one being Ohio which received a foreclosure filing total of 13,194 properties in June an increase of 7% from the previous month. The other states that received the highest foreclosure filing total are Arizona, Michigan, Texas, Georgia, Nevada, Illinois and New York.

    The first wind energy farm in Arizona would be started by the end of the next year in order to reduce power shortages.

    This wind power farm which would be constructed around 18 miles northwest of snowflake with turbines stretched more than 300 feet high would be great use to the people.

    Since there is shortage of electricity the officials would buy electricity from the other plants so that they can provide power to 15,000 homes and more.

    The first wind energy farm in the east of Arizona 377 would cost around $100 million.

    Many turbine projects were planned from flagstaff to Bisbee but due to financial constraints nothing worked out.

    SRP would buy 63 megawatts of energy from Ilberdrola for a 20 year period starting before 2010; because of this it would provide electricity to around 250 homes.

    When officials made an announcement that they are planning for a superior wind farm north of flagstaff, the local authorities were disappointed because they were not taken into consideration.
